    • NOOC SFR:  600+.
  • PROPERTY TYPES:  Multi-Family, Commercial (Office, Retail, Industrial, Warehouse, Mixed-Use, & Hospitality) and NOO SFRs.
  • GEOGRAPHY: Nationwide
  • CLOSING:  Within 15 business days.
  • RATES:  Starting at 8.5%, Interest Only.
  • RECOURSE:  Yes.
  • LOAN:  12 to 24 months.
  • LTV:  Up to 65% (less for cash out).
  • LOAN COSTS:
    • $2,500 for Processing POC,
    • $3,000 for Underwriting, Credit, Background, & Closing (commercial & multifamily).
    • $2,500 for Loan Documents and Borrowing Entity Validation (commercial & multifamily),
    • Due Diligence Deposit – varies with loan amount and loan complexity, applicable to third party expenses, underwriting, and documents.  Unused portion credited at closing or returned if loan is denied.
  • ORIGINATION FEES: Starting at 3%.
  • UNDERWRITING:  Documents required as described in Send Us A Loan.
  • THIRD PARTY REPORTS:  BPO or Appraisal, Phase 1, as quoted by the report provider.
  • INTEREST RESERVES:  Two payment reserve required at closing, also available in Bridge situations.
